Tree Surveys for Planning Applications

Planning

Local Planning Authorities, (LPA’s) require an arboriculturist to carry out a tree survey during planning applications and provide supporting documents and drawings where trees are present on, or adjacent to a proposed site. Our services include:

Tree Surveys

A thorough assessment of the current trees within the survey area, noting any damage, disease or any other factors affecting their viability for retention. A pre-planning tree survey will also flag any potentially negative interactions between the proposed plans and the trees present on site.

Tree Constraints Plan (TCP)

Trees are categorised during the initial tree survey and presented on the TCP in colours that correlate with their category. The TCP also shows root protection areas and crown spreads, which can be used as a design tool for architects to confirm the feasibility of the proposed plan.

Tree Protection Plan (TPP)

Taking into account everything listed in the Tree Survey and TCP, the Tree Protection Plan will outline tree protection measures and any areas requiring specialised construction techniques.

Arboricultural Impact Assessment (AIA):

The culmination of all of the information regarding the proposed planning applications and their potential impact on the trees present on are adjacent to the site. By combining the initial tree survey and the trees categorisation, along with their root protection areas and crown spreads, an assessment of the predicted arboricultural implications of the project can be made.

Arboricultural Method Statement (AMS)

The AMS builds on the protective measures outlined in the TPP, as well as providing an ordered methodology.

Site monitoring and arboricultural supervision

As a common condition of planning approval, our consultants will visit site to ensure tree protection measures are installed correctly and any specified working methodologies are followed.

  • Hard surfaces within root protection areas using no dig methods of construction and porous surfaces
  • Foundations within root protection areas
  • Installation of services within root protection areas

A pre-purchase feasibility study is also available as a service to determine if a site is suitable for development where trees are present.
